Task Achievement / Task Response — Band 6.5

You have successfully addressed all three bullet points in the prompt: describing the leaking sink, suggesting a repair (replacing the pipe), and requesting a visit. The tone is appropriate for a formal letter to a building manager. However, the development of ideas is somewhat limited. For instance, the suggestion that you pay for the maintenance is unusual for a tenant, and the request for a visit is phrased in a slightly confusing way. To improve, ensure your ideas are more logically aligned with standard rental practices and provide slightly more detail to fully flesh out the situation.

Coherence and Cohesion — Band 6.5

The letter is logically organized into clear paragraphs, which helps the reader follow your points. You use some cohesive devices like 'In addition' and 'Moreover' to link your ideas. However, some transitions are slightly mechanical or awkward, such as 'any of this week may helps to find a solution'. The referencing is generally clear, but the flow between sentences could be smoother. Improving the variety of linking words and ensuring that complex sentences are connected more naturally would elevate your score in this criterion.

Lexical Resource — Band 6.0

You have an adequate range of vocabulary to communicate the problem effectively, using terms like 'maintenance issue', 'accumulate', and 'expenses'. There are some minor errors in word choice and collocation, such as 'happened few days ago' (should be 'that happened a few days ago') and 'expenses that charge for the maintenance' (should be 'expenses incurred for the maintenance'). While these errors do not impede communication, they indicate a need for more precise control over word forms and common collocations in a formal context.

Grammatical Range and Accuracy — Band 6.0

You demonstrate a mix of simple and complex sentence structures. However, there are several grammatical slips that occur throughout the text, such as 'its not repaired' (missing apostrophe), 'pipe connection that connect' (subject-verb agreement error), and 'may helps' (incorrect modal verb usage). While these errors are noticeable, they do not prevent the reader from understanding your message. To reach a higher band, focus on proofreading for subject-verb agreement and ensuring that verb tenses are used consistently throughout the letter.
