Dear Adam,
I hope you are doing well. I am a tanent of your apartment that is located in north Nanaimo. I am very lucky and happy to living in this beautiful and well-maintained accomodation.
Well, I rented you apartment five months ago. I also remember that I rented this accomodation for only six months but now I want extend my lease for more one year.
Yes, I know may be it is difficult for you because your apartment is well-maintained and located in busy location. However, I got a new job that is just five minutes walk away from our apartment and it is convinient for me because all amenities such as Parks, Superstores are near.
Moreover, your accomodation is convinient, accessible and sustained but from last week I saw a problem in kitchen sink there are leakage of water drops sometime. Please if is it possible can you send a plumbler for fixing it. I am really appericiate you and I am waiting for your respond.
Take care,
Yours faithfully,

Task Achievement / Task Response: Band 6.5
You address all three required points: you request an extension, explain that a new job nearby has changed your plans, and report a leak under the kitchen sink. The request to stay “for more one year” is understandable, and the job’s five-minute distance gives a relevant reason. The problem and request for a plumber are also clear. This meets the task well, though some details are less fully developed: you could specify whether you mean one additional year after the original agreement and describe how serious or disruptive the leak is. The opening and closing are appropriate, but “Yours faithfully” is less natural after addressing the owner by first name; “Best regards” would suit the relationship better.
Coherence and Cohesion: Band 6.5
The letter has a clear overall arrangement: greeting and introduction, the extension request, an explanation of your changed plans, and the repair issue before the closing. This makes the main purpose easy to follow. You also use linking expressions such as “However” and “Moreover” to connect points. At times, though, the links feel mechanical or the relationship between ideas is not fully clear. For example, “Yes, I know may be it is difficult for you” does not clearly explain why the owner might find the request difficult, and “Moreover” introduces another description of the apartment rather than a distinct supporting point. Use simpler, more direct transitions and keep each paragraph focused on one purpose.
Lexical Resource: Band 5.5
You use enough vocabulary to communicate the main points, including “well-maintained,” “amenities,” “accessible,” and “leakage.” However, spelling and word-choice errors are noticeable and sometimes make the letter less natural: “tanent,” “accomodation,” “convinient,” “plumbler,” and “appericiate” should be corrected. Some combinations are also awkward, such as “I am very lucky and happy to living” and “busy location.” Choose familiar, accurate expressions rather than stacking several similar adjectives. For example, “comfortable and convenient” is more natural than “convenient, accessible and sustained.” Greater accuracy with spelling, word forms, and collocations would make your vocabulary more effective and precise.
Grammatical Range and Accuracy: Band 5.5
You attempt both simple sentences and longer structures, and the reader can generally understand your message. Some grammatical errors remain, particularly with verb forms, articles, agreement, and sentence construction. Examples include “happy to living” instead of “happy to live,” “I want extend” instead of “I want to extend,” and “there are leakage” instead of “there is a leak.” The sentence beginning “Please if is it possible can you send” also has an incorrect question structure; write, “Could you please send a plumber to fix it?” There is some variety in your sentence forms, but more accurate control of these patterns is needed. Practise infinitives after “want,” subject–verb agreement, and forming polite requests.
