IELTS Writing Task 1 question
Student answer (Band 7.0)
Dear Sir/Madam,
I'm writing to inquire about a flat that you posted on your website. I'm very interested in renting a flat because it looks to be in a convenient location and seems suitable for my needs.
Firstly, I would like to have some information before renting this property. I want to know whether this flat is fully furnished and whether it has all the necessary appliances available. I would also like to know whether the rent includes utilities such as electricity, hydro, and Wi-Fi. In addition, could you please let me know if there are any additional parking charges? And I also want to know if there is any gym or extra space for recreational activities in the building. Although I'm planning to stay long term, I would like a month-to-month lease instead of a one-year lease.
Secondly, regarding the moving date, I would like to move into the flat at the beginning of next month. However, I'm flexible and can adjust the moving date. I would also appreciate it if you could schedule a viewing of the property.
I look forward to hearing from you soon
Mamta

Task Achievement / Task Response — Band 7.0
The response effectively covers all the key requirements of a general training formal letter. The student successfully establishes the purpose of the correspondence, asking relevant questions about the flat's furnishings, utilities, parking charges, recreational amenities, and lease terms. Furthermore, the writer clearly addresses the moving date and requests a property viewing. The tone is appropriately formal and consistent throughout the letter, opening with "Dear Sir/Madam" and closing politely. Ideas are well developed and all parts of the task are adequately met, demonstrating a clear understanding of the prompt's requirements. Therefore, a band score of 7.0 is well justified as all parts are addressed with a clear purpose.
Coherence and Cohesion — Band 7.0
The letter exhibits a clear logical organisation and progression throughout. Information is grouped into appropriate paragraphs, separating the inquiry points from the moving date and call to action. Cohesive devices such as "Firstly", "Secondly", "In addition", and "Although" are used appropriately to guide the reader through the text, although some connectors are slightly mechanical. Referencing throughout the body paragraphs is generally clear, and paragraphing is managed sufficiently and appropriately. While the cohesion could be slightly more natural and fluid to reach the higher bands, the overall structure supports clear communication from beginning to end, earning a solid band 7.0.
Lexical Resource — Band 6.5
The student demonstrates a sufficient range of vocabulary with some flexibility and precision, suitable for a formal rental inquiry. Phrases such as "convenient location", "fully furnished", "long term", and "month-to-month lease" are used accurately. There are attempts at less common vocabulary items, and word choices generally communicate the intended meaning clearly. Minor slips or standard phrasings appear, but they do not impede communication. The lexical range is adequate for the task, successfully conveying specific details regarding housing preferences and logistical arrangements, matching the descriptors for band 6.5.
Grammatical Range and Accuracy — Band 7.0
The response features a good mix of simple and complex sentence forms, demonstrating control over grammatical structures. Examples include subordinate clauses such as "Although I'm planning to stay long term, I would like a month-to-month lease" and conditional structures. Punctuation is generally accurate, and grammar errors are rare and do not impede communication. Sentences like "I'm writing to inquire about a flat that you posted on your website" show good command of relative clauses. The majority of sentences are well-constructed, though occasional minor slip-ups occur. This performance aligns comfortably with a band 7.0 descriptor.
