IELTS Writing Task 1 question

Student answer (Band 7.0)

Dear Sir or Madam,

Today, I saw an advertisement of a condominium available on an online website. I am writing this letter as I am interested in renting it.

What attracts me to this flat is its three bedroom setup which is sufficient for my family. The balcony provides mesmerising views of the river; furthermore, the location is suitable as it is accessible from the major public transports like Bus and Metro, and situated near to my office owing to which I am highly appealed.

While the apartment fulfills my basic requirements, I have a few questions regarding facilities and rental terms. Firstly, I wanted to know about the amenities it provides. Moreover, does it provide power backup as my wife works from home? Secondly, I wanted to clarify that whether the rent mentioned on the website also includes brokerage and deposit. If not, could you please provide me that information? Since my current rental agreement ends this month, I am available in the last week to visit your property and can rent in the first week of November provided that everything goes well.

I am looking forward to hearing from you.

Yours faithfully,

Craig

Task Achievement / Task Response: Band 7.5

Your response covers all parts of the task well, establishing a clear purpose from the beginning and maintaining a polite, appropriate tone throughout. You successfully introduce your interest in the rental property seen online, highlight attractive features such as the three-bedroom setup and river views, and ask relevant questions about amenities, power backup, and rental terms. Your ideas are extended and supported well, reflecting the characteristics of a solid performance. For instance, explaining why the proximity to your office and transport links appeals to you shows good task focus. To move further up, you could expand slightly more on your specific timeline and future arrangements to ensure every detail is fully elaborated without relying on general statements.

Coherence and Cohesion: Band 7.0

Your letter demonstrates a clear logical organisation and progression throughout. You manage paragraphing effectively, dividing your introduction, specific property features, questions regarding terms, and the closing into distinct, logical sections. Cohesive devices are used flexibly, such as transitioning smoothly with 'furthermore' and 'moreover'. Referencing is generally clear, connecting your ideas well from sentence to sentence. To reach the highest bands, you could ensure that every cohesive link feels entirely natural and avoids any slight mechanical stiffness, such as the sequencing in your compound sentence structures when listing multiple questions.

Lexical Resource: Band 6.5

You demonstrate an adequate range of vocabulary for the task, successfully attempting less common items with some awareness of style and collocation, such as 'mesmerising views' and 'rental agreement'. Your word choice is generally clear and does not impede communication. However, there are a few minor inaccuracies in word choice or collocation, such as writing 'accessible from the major public transports' instead of 'accessible via major public transport' and 'I am highly appealed' instead of 'I am highly appealed to' or 'I find it very appealing'. To achieve a higher band, focus on refining these collocations and expanding your use of precise, natural phrasing.

Grammatical Range and Accuracy: Band 6.5

You display a mix of simple and complex sentence forms, incorporating relative clauses and conditional structures such as 'provided that everything goes well'. There are some errors in grammar and punctuation, but they rarely impede communication. For example, you wrote 'clarify that whether the rent', where the word 'that' is redundant, and omitted an article in phrases like 'from major public transport'. Additionally, phrasing such as 'provide me that information' could be structured more fluidly. To reach higher bands, you need to produce a greater frequency of error-free sentences while maintaining complex structures with precise control.
