Student answer (Band 6.5)

In numerous societies, property ownership is regarded as a major life milestone and a necessity, whereas renting is seen as merely a temporary arrangement. This preference is primarily driven by the desire for long-term financial security and cultural perceptions of stability. In my view, while this mindset promotes personal financial stability, it is ultimately a negative situation overall due to the economic pressures and social inequalities it creates.

There are two main reasons why homeownership is so highly valued in many cultures. First, real estate is widely recognized as a safe and lucrative long-term investment. Unlike paying rent, which yields no financial return, mortgage payments contribute to equity, allowing individuals to build wealth over time as property values appreciate. Second, cultural and psychological factors play a significant role. Owning a home provides a sense of permanent security, independence, and social status, assuring individuals that they cannot be evicted by landlords or subjected to sudden rent increases. In many traditional societies, homeownership is also viewed as a crucial step before settling down or starting a family.

Despite these individual benefits, I believe this strong emphasis on owning property creates a largely negative social and economic situation. On an individual level, the obsession with owning a home places immense financial strain on younger generations. Driven by societal expectations, many young adults stretch their finances to the limit or take on overwhelming, decades-long debt simply to enter the housing market. On a broader scale, a high demand for property ownership inflates housing prices, pushing property beyond the reach of lower-income families and worsening wealth inequality. Furthermore, an overemphasis on homeownership can reduce labor mobility, as homeowners are far less likely to move to other regions or countries for better career opportunities compared to renters.

In conclusion, the preference for owning a home stems from a desire for equity building and psychological security. However, this situation is overall negative because it drives up housing costs, imposes heavy debt on individuals, and limits economic flexibility. A more balanced perspective that values affordable renting would foster a healthier, more dynamic society.

Task Achievement / Task Response: Band 3.5

The response is largely off-topic because the student addresses whether property ownership is positive or negative rather than the actual prompt, which asks whether we have too many choices nowadays. While the essay is well-written, it discusses the wrong subject entirely, leading to a low score for this criterion. To meet the requirements of the task, the writer must carefully analyze the prompt's focus on choices in modern life, such as consumer options, career paths, or lifestyle decisions, rather than drifting into housing and renting debates.

Coherence and Cohesion: Band 6.5

The response demonstrates a clear logical organization and progression throughout. Ideas are logically sequenced, moving from the definition of the issue to the reasons for homeownership, the counter-arguments regarding its negative impacts, and a summarizing conclusion. Cohesive devices such as 'First', 'Second', 'Despite these individual benefits', and 'On a broader scale' are used well to connect ideas, and paragraphing is managed sufficiently and appropriately. To reach the next level, the referencing within and between paragraphs could be made even smoother to ensure that cohesion feels completely effortless rather than occasionally relying on standard transition markers.

Lexical Resource: Band 8.0

The vocabulary used is wide, fluent, and flexible, demonstrating skilful use of uncommon lexical items such as 'lucrative long-term investment', 'equity', 'property values appreciate', and 'labor mobility'. The writer shows a strong awareness of style and collocation, with only occasional minor inaccuracies in word choice. To push further into the highest band, the writer could incorporate even more sophisticated idiomatic expressions and highly nuanced academic terminology while maintaining absolute precision in every single context.

Grammatical Range and Accuracy: Band 8.0

The writer displays a wide range of complex sentence structures, and the majority of sentences are error-free. Excellent control is shown over verb forms, tenses, and subordinate clauses, as seen in complex constructions like 'Unlike paying rent, which yields no financial return, mortgage payments contribute to equity...' Punctuation and grammatical patterns are handled with high accuracy. To achieve the top band, the writer would need to eliminate even those very occasional minor slips and demonstrate an even greater variety of flawless, highly intricate syntactic structures.
