IELTS Writing Task 2 question

In some countries owning a home rather than renting one is very important for people. Why might this be the case? Do you think this is a positive or negative situation?

Student answer (Band 5.5)

In many countries, it is very necessary to own a house instead of renting one . I believe it is a positive thing because owning a house offers several benefits like, mentally relaxation and financial benefits.

Owning a house is an investment because its value increases with time unlike renting. Moreover, house owners usually rent out the basement of their houses and earn income from rent money. Home owners are also play a constructive role in the communities as compare to the tenants because they spent their whole life in that specific community. Owning a home also gives a sense of freedom because you can do modifications and changes in the home without any permission unlike the renters, who have to take permission from landlord before any repairing activity. You do not have to change your address frequently when you own a house. In many countries, the house rent prices flactuate frequently so it is better to own a home than leaving under a constant stress.

However, renting a house is very affordable as compare to buying one. You can invest your capital money to any other business which is more rewarding. You can grab an opportunity in other city and can move conveniently without worrying about your property . Furthermore, tenants are not subjected to pay any property tax and repairing cost. Although there are a few benefits of renting a house but they are unable to out weigh the number of benefits of owning a house.

In conclusion, it positive to own a house because it offers mental satisfcation and a solid position in society.

Task Achievement / Task Response — Band 5.5

The response addresses both parts of the prompt: explaining why home ownership is important and providing an opinion on whether this is positive or negative. The ideas are relevant, covering financial investment, community stability, and personal freedom. However, the development is somewhat superficial. For instance, the point about 'mentally relaxation' is mentioned but not fully explored. The conclusion is also quite brief. To reach a higher band, you should expand on your arguments with more specific examples or deeper analysis to ensure the position is fully developed throughout the essay.

Coherence and Cohesion — Band 5.5

The essay is organized into logical paragraphs, each with a clear focus. You use some cohesive devices like 'Moreover', 'However', and 'Furthermore' to link ideas. However, the use of these devices is sometimes mechanical or slightly repetitive. Additionally, the transition between the benefits of owning and the benefits of renting could be smoother. The referencing is generally clear, but the flow between sentences occasionally feels a bit disjointed due to the simple sentence structures used. Improving the variety of linking words and ensuring smoother transitions between contrasting ideas would enhance the coherence.

Lexical Resource — Band 5.5

The vocabulary is adequate for the task, allowing you to express your ideas clearly. You use some topic-specific terms like 'investment', 'tenants', 'property tax', and 'modifications'. However, there are some inaccuracies in word choice and collocation, such as 'mentally relaxation' (should be 'mental relaxation') and 'flactuate' (spelling error). The range of vocabulary is somewhat limited, relying on fairly common words. To improve, try to incorporate more precise academic collocations and ensure accurate spelling of key terms.

Grammatical Range and Accuracy — Band 5.5

You demonstrate a mix of simple and complex sentence structures. While you attempt complex sentences, there are frequent grammatical errors, such as 'Home owners are also play' (incorrect verb form), 'as compare to' (should be 'compared to'), and 'it positive to own' (missing verb 'is'). Punctuation is generally functional, but there are some issues with spacing and comma usage. The errors do not impede communication, but they are frequent enough to prevent a higher score. Focusing on subject-verb agreement and consistent use of comparative structures would be beneficial.
